This style of housing is best described as privately owned property, usually owned by individuals or real estate investors. This style of housing differs from apartments, as there is does no onsite leasing office/staff, minimal amenity spaces like a lounge, pool-deck, gym and/or study rooms, they are usually only offered unfurnished, you will need a roommate ahead of time as opposed to roommate matching, while they may be gated there is no secure lobby access.
On the positive side, condo options are a majority of the time more affordable than mid & high rise apartments, they have less residents, and parking can be included. Another positive is that there is a great resource for pricing and information by using the Austin Multiple Listing Service. You can get setup with a portal and review properties as they become available or get leased. Keep in mind that they are all different since each owner does renovation and maintenance as they see fit, so you will need to tour the specific unit you plan on leasing.
