Step 1

Meet with a Real Estate Professional

Meeting with me, Nikolas Tineo, is an important first step in the home listing process. In this meeting you will get to know me, ask any questions you may have and complete a detailed questionnaire. The questionnaire is important because it will be the basis of your listing and sales process. We will come out of this meeting with a marketing and pricing strategy to get your home sold ASAP!


Step 2

Establish a Price

I will conduct a comparative market analysis for you, which will provide data and insight on comparable homes in your neighborhood. 


Step 3

Prepare Your Home

Preparing your home is important when trying to get top dollar. Only %10 of people are visual. This means %90 of people wont be able to look past clutter or upkeep that needs to be done. We will work to make sure your home is in top shape as we move toward listing your property on the market and getting pictures.


Step 4

List It For Sale

The listing agreement is complete and we have all the supporting documents we will need to hand off to the title company and buyer complete. Additionally, pictures of the house and any staging are complete. At this point, this listing is ready to go live for agents and buyers to start touring and submitting offers on.


Step 5

Offers & Negotiation

At the end of the day, everybody has the same objective; to close on the transaction. Once all the terms of an offer have been agreed to and signed by the parties, and acceptance is communicated to the offeror, the contract becomes binding. From the effective date to closing, both the buyer and the seller have duties they must perform. They are all clearly laid out in the contract.


Step 6

Under Contract

You and the seller have agreed to the price and terms of the contract. The Escrow and Closing process for a purchase begin when the contract and earnest money are delivered to the title company.


Step 7

Final Details

While under contract, the buyer will work with their mortgage provider to finalize the loan and perform other due dilligence.


Step 8

Closing

This is the transfer of funds and ownership. Depending on when the buyer moves into the home you will need to be all packed up and ready to move.
